British Columbia Home Inspector Licensing Requirements
Does the province of British Columbia require licensing of home inspectors?
Yes.
High school diploma required?
No.
What are the educational requirements?
You need an approved education program provider, and:
- 150-hour minimum — classroom format
- Pass provincially approved exams – e.g. Canadian Home Inspector Exams from the Home Inspectors Association of BC (HIABC)
- A minimum of 50 hours of Field training with a qualified Field Trainer
- Report verification – three reports are reviewed
- Peer Review Inspection (PRI) by approved Evaluator
Recommended education program:
Carson Dunlop Home Inspection Training Program. This program is approved by Consumer Protection of BC, under the Home Inspector Licensing Regulation.
Examination required?
Yes, provincially approved exam such as the Canadian Home Inspector Exam from HIABC.
Errors and omissions insurance required?
Yes, $1 million minimum coverage of Errors and Omissions (E&O) Insurance and Commercial General Liability (CGL) Insurance. E&O coverage must include Water Ingress. This is in respect of the history of water damage to BC homes through stucco type sidings, for example.
